Abstract

This study examines the effects of the development of Asaba, Delta State Nigeria, on resource allocation, occupation, and income levels within its surrounding communities. These peri-urban areas, comprising twelve fringe communities, are pivotal in understanding how urbanization influences traditional rural livelihoods. Through a mixed-methods approach combining surveys, focus group discussions, and key informant interviews, the research evaluates changes in land ownership patterns, shifts in occupational structures, and variations in income generation resulting from the establishment of the Delta State Capital Territory. Findings reveal a significant reduction in agricultural landholdings due to the conversion of farmland for urban infrastructure projects. While this transition has fostered new non-farm employment opportunities—notably in construction, real estate, and commerce—it has also disrupted traditional farming practices. Statistical analyses indicate that non-farm income now significantly exceeds farm-based income, underscoring the economic transformation within these communities. Moreover, the influx of population and businesses into the region has introduced challenges such as land commodification, increased reliance on market forces, and erosion-induced agricultural setbacks. The study’s implications extend to urbanization policy, emphasizing the need for integrated planning frameworks to balance infrastructural development with agricultural sustainability. Recommendations include establishing green zones for farming, enhancing rural transportation networks, and promoting educational initiatives to equip residents for diverse economic roles. By addressing these gaps, policymakers can ensure that urbanization fosters equitable and sustainable growth. This research highlights the critical interplay between urban development and rural well-being, offering valuable insights for designing work systems that integrate economic and environmental priorities.
