EFFECTIVE GREEN BUILDING MAINTENANCE PRACTICES (GBMP) IN MALAYSIAN PUBLIC UNIVERSITIES: A SYSTEMATIC LITERATURE REVIEW
Abstract
Green buildings have been increasingly implemented in Malaysian public universities to align with national sustainability goals. However, many certified green buildings still face performance degradation during operation due to ineffective maintenance practices. While most studies focus on design and assessment tools, limited attention is given to maintenance as a strategic element of building sustainability. This paper aims to identify key drivers of effective Green Building Maintenance Practices (GBMP) in Malaysian public universities and to develop a conceptual framework that supports long-term green performance. Using a Systematic Literature Review (SLR) approach, peer-reviewed articles published between 2015 and 2024 were retrieved from Scopus, Web of Science, ScienceDirect, and Google Scholar. After a structured screening and eligibility process, thematic frequency analysis was conducted. The results reveal five main factors influencing GBMP effectiveness: Human and Behavioural, Organisational and Management, Technical and Design, Financial and Economic, and Regulatory and Policy. These factors are synthesised into a conceptual framework illustrating their interrelationships and impact on GBMP. This study contributes by providing an SLR-based synthesis of GBMP drivers within the Malaysian public university context and offers practical insights for facilities managers, administrators, and policymakers to enhance sustainability and operational performance.
