Abstract

The aim of the article is to substantiate the mechanism through which digital management of material and technical supply of construction enterprises affects the indicators used by investors to assess their attractiveness for investments and the level of their economic security, and to determine threshold conditions for the economic feasibility of supply digitalization. The study applies structural and dynamic analysis of official construction statistics for 2023–2025, the analytic hierarchy process to weight the components of the digital supply loop, a stochastic inventory model with safety stock calculated at a 95% service level, and scenario-based financial analysis with net present value estimation. It was found that the share of non-residential buildings in construction output increased from 25.6% in 2023 to 33.4% in 2025, which complicates the range and logistics of material resources; in 2026, construction output fell by 9.9% in January–August, while prices for construction works rose by 23.1% year on year in June. Data integration has the highest weight in the digital supply loop (0.334), followed by demand planning (0.196) and inventory management (0.185); the consistency of expert judgements is acceptable (CR = 0.01). Modelling for a general contractor with annual material consumption of UAH 100 million showed that shorter and less variable lead times and lower forecast error reduce average inventory by 28.0% and safety stock by 39.8%, release UAH 1.85 million of working capital, and shorten inventory turnover from 24.1 to 17.4 days. However, the inventory effect alone does not pay back digital solutions: the break-even point is reached only with an additional 1.28% reduction in material costs through e-procurement and lower losses. The release of working capital, shorter inventory turnover and lower dependence on supply price fluctuations strengthen the financial component of the enterprise's economic security. The scientific novelty lies in a model of transmission of digital supply effects into the components of investment attractiveness with a quantified feasibility threshold. The practical value lies in the possibility of using the results by managers of construction enterprises to justify digital supply projects and to prepare information for investors and lenders.
