Abstract

Background: Digital transformation in the construction industry has accelerated the adoption of Building Information Modeling (BIM) to enhance project productivity, efficiency, and quality. However, effective BIM implementation requires alignment among technological capabilities, human competencies, and organizational support. Objective: This study aims to analyze BIM implementation at PT Hutama Karya’s Building Division using the Human-Organization-Technology Fit (HOT-FIT) model. Methods: A qualitative case study was conducted through in-depth interviews with 10 informants from project teams, the Building Division, and the Information Systems and Technology (SIT) Division, complemented by observations and document reviews. Data were analyzed thematically by examining the Human, Organization, and Technology dimensions, identifying implementation gaps, and developing alignment strategies. Results: The findings reveal that BIM implementation is supported by corporate policies, core software availability, and established BIM functions. However, BIM utilization remains suboptimal due to uneven competencies, limited management support, inconsistent SOP implementation, weak BIM role authority, infrastructure disparities, and limited system integration. The primary misfits are identified in the Human and Organization dimensions. Conclusion: Misalignment across HOT-FIT dimensions restricts BIM optimization, particularly in project time control, cost management, communication, and coordination. This study provides a diagnostic framework and strategic alignment approach to maximize BIM utilization and transform digital investment into measurable construction productivity improvements.
